Record the home's condition when you leave.
A written record of a property's condition at move-out, useful for deposits and ending a lease cleanly.

Move-Out Inspection
Moving out is busy, and disputes over a deposit can be stressful. A move-out inspection creates a neutral record of the property's condition on the day you leave. That written record can help both sides discuss what is wear and what is damage. It is a simple step that can save a lot of back and forth later.
Caleb Charbonneau walks the home room by room and notes what he sees. Tenants can use it to show they left the place in good shape. Landlords can use it to document anything that needs repair. Lease terms and local rules still apply. Having a neutral third party write it down keeps the conversation calm and factual.

What gets recorded.
- Walls, ceilings and paint condition
- Flooring, carpet and tile wear
- Doors, windows and screens
- Kitchen appliances and cabinets
- Bathroom fixtures and visible leaks
- Air conditioning operation
- Smoke alarm presence and condition
- Yard and exterior condition

The right time to call.
Three situations where this inspection earns its keep.
Right before you hand over keys
A record made at the end of the lease shows the true condition at that moment, before any later disagreement can begin.
If a deposit may be disputed
When you are worried about a deposit, a neutral third party record gives you something solid to point to if questions come up later.
When a landlord wants documentation
Owners who want a clear account of what changed over a tenancy may use it to plan repairs before the next renter.
Good to know.
Does this guarantee my deposit back?
No. A move-out inspection is a record, not a ruling. It can support your side of a conversation, but deposit decisions follow your lease and Florida rules. Ask your landlord or an attorney if you have a dispute. Keep a copy of the report with your lease papers.
Can a landlord order one too?
Yes. Landlords and property managers often want an outside record of condition at turnover. It can help separate normal wear from damage and plan repairs before a new tenant arrives. It is a neutral record both sides can read.
Should I also have a move-in record?
That is a good idea. Comparing a move-in record with the move-out record shows what changed during the tenancy. Without a starting point, it can be harder to show what was there before. A starting record also makes the move-out record far more useful to everyone involved.
