Confirm what that stain really is.
Surface samples from suspect spots are sent to a laboratory to help identify whether mold is present.

Mold Swab Testing
A dark spot on a wall or ceiling raises a fair question. Is it mold, dirt or something else? You cannot always tell by looking. A mold swab test takes a sample from the surface and sends it to a laboratory so the answer rests on evidence. A simple lab result can end a lot of guessing.
Caleb Charbonneau, who holds IAC2 certification in mold and indoor air quality, collects the swab samples and handles the lab submission. The results describe what was found on that spot. They do not cover the whole house, and they are not a medical opinion. Ask about anything you do not understand.

What swab sampling involves.
- Surface samples from suspect areas
- Visual review of the affected spot
- Sample collection with sterile swabs
- Submission to a laboratory
- Identification of mold types present
- Notes on possible moisture sources
- Photos of the sampled location
- Plain language results explanation

The right time to call.
Three situations where this inspection earns its keep.
When you see staining
Spots on walls, ceilings, window frames or around vents often prompt homeowners to ask what the growth really is, and what caused it.
After a leak is fixed
Once the water source is repaired, a swab can help confirm whether any growth remains on the affected surfaces afterward.
When a landlord or buyer disagrees
A laboratory result gives both sides a shared, documented fact to work from instead of an argument about how something looks.
Good to know.
What is the difference between swab and air testing?
A swab checks one surface spot for growth. Air testing samples what is floating in a room. They answer different questions, and some situations call for both. Caleb can suggest which fits yours. It helps to know the difference before you spend money on either one.
Does a result tell me how to remove the mold?
No. The lab identifies what was found. Removal or remediation is separate work, usually handled by a qualified remediation company. The most important step is also fixing the moisture that allowed growth. A qualified professional can explain what removal involves for your home.
Can I swab it myself?
Store bought kits exist, but the sample may be taken poorly and results can be hard to interpret. A trained inspector chooses spots, collects samples correctly and explains what the lab found. That care in sampling is what makes the lab result worth relying on.
