What we inspect

Every stage of owning a Florida home.

Whether you are under contract, getting ready to list, watching a builder pour your slab, or handing keys back to a tenant, there is an inspection built for that moment.

01

Buying & selling

The inspections that protect a real estate transaction on either side of the table.

  • Full Home InspectionA top-to-bottom evaluation of the visible, accessible systems of the home: roof, structure, exterior, electrical, plumbing, HVAC, interior and attic.
  • Pre-Purchase InspectionDone during your inspection period so you can negotiate, plan repairs, or walk away with facts instead of guesses.
  • Pre-Listing InspectionFind and fix issues before buyers do. Fewer surprises, smoother negotiations, and a stronger listing.
02

Insurance inspections

The two reports Florida insurers ask for most.

  • 4-Point InspectionDocuments the roof, electrical, plumbing and HVAC systems for your insurance carrier. Commonly required on older homes.
  • Wind Mitigation InspectionRecords the wind-resistant features of your home. The completed form may qualify you for discounts on your homeowner’s premium.
03

New construction

An independent set of eyes at each point where mistakes get covered up.

  • Pre-Pour InspectionA look at the foundation prep before concrete goes in and nothing can be changed.
  • Pre-Drywall InspectionFraming, wiring, plumbing and mechanical rough-ins reviewed while the walls are still open.
  • New Construction FinalA full inspection of the finished home before your closing walkthrough with the builder.
  • Builder Warranty InspectionA thorough check before your builder’s warranty expires, so repairs land on the builder and not on you.
04

Rentals & investors

Documentation that protects owners and tenants alike.

  • Move-Out InspectionA photo-documented record of the property’s condition when a tenant leaves.
  • Rental InspectionCondition reports for rental properties, useful for planning maintenance and keeping small problems small.
05

Air, water & pool

What you can’t see matters as much as what you can.

  • Indoor Air Quality TestingAir sampling to help identify what is circulating inside the home.
  • Mold Swab TestingSurface samples of suspect growth, sent to a laboratory for identification.
  • Well Water TestingWater samples collected from private wells and submitted for laboratory analysis.
  • Pool & Spa InspectionShell, deck, pump, filter, heater and the safety barriers Florida requires, reviewed before the pool becomes yours.

Also available: stucco and EIFS, mobile home, chimney and annual maintenance inspections, plus drone roof imaging. Ask when you call.

Florida insurance inspections

The reports your insurance company is waiting on.

Insurance in Florida runs on documentation. Order both inspections in a single visit, or add them to a full home inspection, and send your agent everything at once.

4-Point Inspection

A focused review of the four systems insurers care about most, with photos and the details your carrier requests.

  • Roof
  • Electrical
  • Plumbing
  • HVAC
W

Wind Mitigation

Verifies the construction features that help a home stand up to high wind. Many homeowners use it to request premium credits.

  • Roof covering
  • Roof deck attachment
  • Roof-to-wall connection
  • Roof shape
  • Opening protection
New construction

Four checkpoints. One new home built right.

New does not mean flawless. Your builder’s inspector works for the builder and the county inspector checks minimum code. A phase inspector works for you.

1Before concrete

Pre-Pour

Foundation preparation reviewed before the slab is poured and sealed for good.

2Walls open

Pre-Drywall

Framing, electrical, plumbing and ductwork checked while everything is still visible.

3Before closing

Final

A complete inspection of the finished home so your punch list is written before you sign.

4Before warranty ends

Builder Warranty

One more thorough look after the house has settled, while the builder is still responsible.

Small marks, real money.

A hairline crack above a door frame is easy to shrug off. Marked, photographed and written into a report before the warranty deadline, it becomes the builder’s repair instead of yours.

Air & water testing

Florida humidity keeps secrets.

Warm, damp air is hard on houses and on the people living in them. Sampling takes the guesswork out of a musty smell, a past leak, or a private well.

Indoor Air Quality
Air samples collected inside the home and analyzed so you know what you are breathing.
Mold Swab Testing
Direct surface samples of visible suspect growth, identified by a laboratory.
Well Water Testing
Samples drawn from private wells and submitted for lab analysis.

A closer look

The places most buyers never see.

A showing covers kitchens and paint colors. An inspection covers the roof, the panel, the attic and the stains that tell the real story.

The report

Your property, documented in detail.

The inspection is only as useful as the report you can act on. Yours is organized, illustrated and written to be understood.

  2. 02The condition of each system
  3. 03Findings ranked by priority
  4. 04Where each item is located

Questions

Good to know before you book.

What does a full home inspection cover?

A visual, non-invasive evaluation of the accessible systems and components of the home: roof, exterior, structure, electrical, plumbing, heating and cooling, interior, insulation and ventilation. You receive a written report with photos of what was found.

Do I need a 4-point or wind mitigation inspection?

That depends on your insurance carrier and the age of the home. Many Florida insurers ask for a 4-point on older homes, and a wind mitigation report is how you document features that may lower your premium. Your insurance agent can tell you exactly what they need, and both can be done in the same visit.

Can I add insurance inspections to a home inspection?

Yes. Buyers commonly order the full home inspection, 4-point and wind mitigation together so everything is done in one trip to the property.

Should a brand-new home be inspected?

Yes. Phase inspections catch problems while they are still easy to correct, and a builder warranty inspection gives you a documented list to hand your builder before coverage ends.

Can I attend the inspection?

You are welcome to. Many clients join for the final portion so the findings can be explained on site.

What areas do you serve?

Pasco, Hillsborough, Pinellas, Hernando, Citrus, Manatee, Sumter, Polk and Lake counties, from our base in Dade City.
